Internet marketing critical in commercial real estate

Web sites have quickly become the most popular way for business site selectors to find properties that appeal to them.

"Ninety-five percent of my property inquiries come from our internet promotion program," said Randall J. Brown, a Howard Hanna Holt Real Estate commercial-exclusive agent. "On average, we are getting over 200 property views per week for the buildings and sites we have listed here in Chautauqua County."

Howard Hanna Holt Real Estate posts the commercial properties it has for sale on the Chautauqua County Board of Realtors' Web site (www.ccbrmls.com) as well as with the Buffalo Niagara Commercial Listing Service (www.buffaloniagaracls.com.)

The Buffalo Niagara Web site also includes the properties Howard Hanna Holt has available for lease.

"We make a substantial investment in internet marketing on behalf of our clients to promote the commercial properties they have for sale or for lease," said company president George W. "Pete" Holt. "It gets results for them."

Brown, a board member of the Western New York chapter of the state's association of commercial realtors, noted that the listings of Howard Hanna Holt properties posted to the Buffalo Niagara Web site get wide distribution.

"Buffalo Niagara is part of the Catalyst commercial real estate network," he explained. "The properties we list, either for sale or lease, get immediate local, regional, national and international exposure."

Howard Hanna Holt's postings to Catalyst allows properties to be promoted by Google Base, Real Estate Business On-line and the Zana Network, an international portal for small and medium sized businesses seeking to locate or expand.

"We aren't just promoting our properties," Holt said. "We are promoting Chautauqua County as a good place for businesses to locate, expand or grow. Our commercial division very effectively helps to encourage private sector investment and economic development in the county."
