An apartment complex in the northern end of the county marketed to college students has been sold for millions of dollars.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from April 21-24. The county does not provide transaction information, but real estate documents are available for review at the clerk’s office.

During this time period Wells Fargo Commercial Mortgage Securities Inc. sold 70 Brigham Road, Fredonia for $4.5 million. This is the location of Park Place.

On the apartment website it states, “At Park Place Collegiate Living, you are connected to everything Fredonia has to offer. Located directly across the street from SUNY Fredonia, Park Place offers fully furnished student housing along with unfurnished family housing.”

Also during this time period, L&M SS Properties, LLC sold two parcels on Pekin Road, French Creek to Legacy Management & Ventures, LLC for $373,908. Using the county GIS page, that is the location of Compass Bar & Grille.

It’s listed on line as “temporarily closed.” The owners, which opened the establishment in May, 2023, said the business is now under a different LLC.

Including the sales previously mentioned, from April 21-24 there were four sales that were $300,000 or higher. The remaining top sales are as follows:

– 2404 Lakeside Drive, Ashville sold for $585,000.

– Unit No. 8415, The Highlands Condominium, French Creek sold for $550,000.

The administrator for the Estate of Wesley Norman Schunk sold 39 Burgess St., Silver Creek to Stephen II and Charlotte Geiger for $25,000.

Kimberly Lodico, Brenda Lodico and Barbara Lodico sold 99 Lakeview Ave., Fredonia to Russell and Kristi Leone for $300,000.
