Dental clinic to be built in Pomfret

There has been a surge in activity at the corner of Route 20 and Christy Road in the town of Pomfret.

The town’s Zoning Board of Appeals unanimously approved a special use permit for the construction of a dental clinic at 10433 Christy Road, Fredonia, during a recent public hearing. Board members Raymond Lewandowski and Nancy Jankowski-Kubera were not present to vote.

“It’s going to be four professional chairs and four hygiene chairs,” explained Kelly Hedges of Hedges Custom Carpentry, the general contractor for the project. “The front of the building will face Route 20, but the (lighted) parking lot will be off to the side, and then there’ll be a sidewalk from the parking lot going up across the front of the building.”

The point of access for the parking lot will be on Christy Road. Hedges estimated five or six cars will be leaving the clinic per hour if it is running at full capacity.

JAS Developers LLC of 10922 Perrysburg Road, Perrysburg, is the applicant for the special use permit. The future facility will serve an already practicing dentist in the local area.

“The owner wanted this to look more like a home than a commercial building, so that’s kind of why it’s designed the way it is,” Hedges said.

The proposed structure is one story and roughly 3,520 square feet. Vegetation will have to be cleared, but Hedges noted some trees will be kept, including the front maples along Route 20.

Hedges pointed out there is nothing specific to the location that required the clinic be built there; the property simply came up for sale at the right time.
