French Creek wedding venue top sale of 2024

There were 13 commercial real estate transactions in 2024 that were a million dollars or higher. The full list, ranked highest to lowest in order, is below:

– Bear Ridge Manor, LLC of Clearfield, Pa. sold 1879 Pekin Road, French Creek to Bear Ridge Properties, LLC of Fairview, Pa. for $2,472,500. That is the location of Bear Ridge Destination.

– Lindell NY Farms, LLC of Jamestown purchased five parcels in Busti and three parcels in Kiantone for $2,468,800. The parcels in Kiantone are on Bacon Road and Norby Road. The parcels in Busti are on Nutt Road, Shadyside Road and Creek Road and total around 820 acres.

– Citizens Bank sold 3025 Rt. 426, Mina to Unity Findley Lake, LLC of Findley Lake in June for $2 million. That’s the address of Comfort Inn & Suites. It had been in foreclosure. In February, a referee for Findley Lake Hospitality LLC oversaw the transaction of 3025 Rt. 426, Mina to Citizens Bank for $2,807,107.

– Gerber Real Estate, Inc. of Elmhurst, Ill. sold 869 and 839 Foote Ave., Jamestown to Agree Stores, LLC for $1,757,471. Gerber Collision and Glass operates out 839 Foote Ave.

– JJRN Properties, LLC of Malibu, Calif. sold 8926 West Main St., Clymer to Dev Dadlani, LLC of Jersey City, NJ for $1.75 million. That is the location of LandPro Equipment. The sale was for the property only and did not include the business.

– GPatti Enterprises, LLC of Jamestown sold 115-121 W. Third St., Jamestown to Wicked Jimmy, LLC of Lancaster for $1.75 million. This is now Wicked Warren’s.

– Afmil Realty, LLC of Bedford, NY sold 10 S. Main St., Jamestown to TH Jamestown, LLC of Miami, Fla. for $1.7 million. This is now a Tim Horton’s Restaurant. Previously it was the former Jimmy’s Restaurant and before that was Friendly’s Restaurant.

– Carnegie Companies, LLC of Solon, Ohio sold 6306 Shortman Road, Ripley to Ripley Travel Holdings, LLC of Scranton, Pa. for $1.5 million. That is the location of Lion’s Den, an adult novelty store. The Lion’s Den remains open but is expected to become a travel plaza.

– The executors of the Last Will and Testament of Grayce R. Arena sold 10376 Rt. 60, Pomfret to RDC Fredonia, LLC of Jamestown for $1.3 million. 10376 Rt. 60, Pomfret was sold to RDC Fredonia, LLC of Jamestown for $1.3 million. This is the former Valu Home Center building. It is in the process of being remodeled for retail and warehouse space. Proposed future tenants include O’Reilly Auto Parts, Firehouse Subs, Ozone Smoke Shop, and an unnamed liquor store.

– Chautauqua Inns, LTD sold 186 and 188 S. Erie St., Mayville to Best View Mayville, LLC of Mayville for $1.1 million. That is the addresses of House on the Hill and the Watermark restaurants, which are both closed. There were a number of parcels that came with the sale, including a large parking lot across the street.

– G.H. Graf Realty Corp. sold 4674 West Lake Road, Dunkirk town to Robert and Bonnie Urbanik for $1.1 million. It was a former monastery property and basically was vacant land at the time of the sale.

– RRG Fredonia Apartments, LLC of Jenkintown, Pa. sold 449 Temple St., Fredonia to ATR NY Enterprises, LLC of Lockport for $1,075,000. It used to be called Campus Edge at Brigham Apartments.

– Lindell NY Farms, LLC of Jamestown purchased one parcel in Busti and two parcels in Kiantone for $1 million. The Kiantone property is located on Norby Road, and the Busti property is located on Nutt Road.
