Sales include physical therapy building, apartment cluster

A federally qualified health center has purchased a building that it has been using for the last four years.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from June 1-5. The county does not provide transaction information, but real estate documents are available for review at the clerk's office.

During this time period, PSG Chautauqua Properties, LLC sold 51 E. Third St., Dunkirk to Chautauqua Center, Inc. for $620,000.

This is the location of Chautauqua Physical & Occupational Therapy. It was announced in 2022 that Chautauqua Physical and Occupational Therapy was merging with The Chautauqua Center.

Along with Chautauqua Physical and Occupational Therapy, the building houses CHQ Aging and Associated Clinical Laboratories, neither of which are affiliated with TCC.

TCC's main office in Dunkirk sits nearby at 75 E. Third St, which is across the street on Park Avenue.

TCC has another main office in Jamestown, along with more than a dozen other locations that offer various services.

According to its website, TCC is a Federally Qualified Health Center, dedicated to providing high-quality, accessible healthcare services to the residents of Chautauqua, Cattaraugus, Chemung and surrounding communities.

In a separate sale, Cockaigne Holdings, LLC sold 346-350 Central Ave., Fredonia to Fredonia Estates, LLC for $885,000. This is an apartment complex cluster with about a half a dozen buildings on the property, some of which are connected. It sits near SUNY Fredonia.

Also during this time, 324-330 Central Ave., Dunkirk was sold to Rie Pie Holdings, LLC for $175,000. These downtown buildings are the locations of Catholic Charities' satellite office, WIC (Women, Infant and Children), as well as an embroidery business.

Including the sales previously mentioned, from June 1-5 there were five sales that were $300,000 or higher. The remaining top sales are as follows:

- 3628 Straight Rd., Pomfret sold for $515,000.

- 242 West Summit St., Lakewood sold for $500,000.

- 146 Lakeside Drive, Ellery sold for $450,000.

Overall, from June 1-5 there were 86 transactions. The full list of sales $5,000 or higher is as follows:
