The cost of a parcel that is where Brooks Memorial Hospital is potentially being relocated has been revealed.

The Post-Journal and OBSERVER have been analyzing real estate transactions in Chautauqua County and recently looked at the sales from June 1-10.

During that time period, Cornell University sold a parcel in Fredonia to 412 Main Street, LLC of Dunkirk for $720,000.

The address for the LLC is listed in the sale with having an address as 529 Central Ave., Dunkirk. That is the address of Brooks Hospital.

Using the county’s GIS system, that parcel has an address of 412 E. Main St., Fredonia and is 30 acres. A very small sliver connects to Route 60, while a larger portion of the property connects to East Main Street.

In June, the OBSERVER had reported about the sale. Ken Morris, president and chief executive officer at Brooks-TLC, said the funding and support for the land acquisition came from the state Health Department. “We are excited to confirm the purchase of the property … for the construction of the new hospital,” he said in the OBSERVER June 7.

The price of the property was not revealed at that time.

In 2016 and 2017, New York state had set aside $74 million for a new state-of-the-art facility that would replace the current location at 529 Central Ave. in Dunkirk. Confirmation of the property ownership is the first real signal in many years that the state is still moving ahead with plans for a new build, although the new build is still not guaranteed.

In a separate sale, County of Chautauqua Industrial Development Agency sold 20-30 Talcott St., Dunkirk to Refresco Beverages U.S., Inc. for $1.4 million. This sale and price was previously announced by the county IDA.

Also during this time period, 136 Chautauqua Ave., Lakewood was sold to JMAS Properties, LLC of Guyis Mills, Pa. for $299,000. This is the location of Lakewood Apothecary and Natural Health Center, Inc.

From June 1-10 there were 12 sales of $250,000 or higher. Along with the three previously mentioned, the other top sales were as follows:
