7-figure private home sales skyrocket in 2025

Ten of the 22 private addresses that were sold in 2025 for $1 million or more were located inside Chautauqua Institution.

The number of private million-dollar residences sold locally has skyrocketed over the past few years.

Since 2022, The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County. The county does not provide this information, but it is available by manually reviewing real estate documents in the clerk’s office.

In 2025, there were 34 transactions that were at least $1 million.

Of those 34 transactions, eight were traditional business sales.

Of the remaining 26 sales 22 were private homes, some which may be used as short-term or other types of rentals.

The other four were of multiple addresses in a single sale that were not contiguous.

The 22 private residences sold for $1 million or more in 2025 is much higher than the past few years. In 2024, there were 13 private residences. In 2023, there were 11 private residences and in 2022 there were two.

In 2025, the town of Chautauqua had the most million dollar sales with 13. Of that amount, 10 were in Chautauqua Institution. The town of Ellery had five sales, with one of them being in the village of Bemus Point. The village of Lakewood had two, while the towns of Mina and North Harmony had one sale each.

The most expensive sale in 2025 was at 10 Elm Lane, Chautauqua Institution, which sold for $4.65 million. It’s described on line as a 9,500 square foot single family residence, with eight bedrooms and 14 bathrooms, on a 1.2 acre lot. It was even higher than any commercial sale last year as well.

COMMERCIAL SALES

There were eight million dollar commercial sales in 2025, with seven of them at the same address.

The most expensive sale was Hotel Lenhart in Bemus Point and some neighboring properties. The hotel itself was purchased for $1,844,836. There were three neighboring “guest homes” and a vacant parcel that were purchased at the same time, bringing the total to $3.5 million.

The second-highest commercial sale was the newly constructed Frito-Lay warehouse at 3732 Lakeview Ave., Pomfret. This was sold for $2,922,000.

Next was 995 Fairmount Ave., Ellicott, the location of Take 5 Oil Change, which sold for $2,218,750.

After that was nine parcels in Fredonia, where Brooks-TLC Hospital is scheduled to be constructed. This property was sold by Brooks-TLC Hospital System, Inc. to Mai Road Med Group, LLC for $2,050,172.

West End Estates on Brigham Road, Fredonia, formerly known as Campus Edge at Brigham apartments, sold for $2 million.

The two Community Eye Care Specialist buildings, one in Dunkirk and one in West Ellicott, were sold together for $1,875,000.

In Jamestown, the signature building on East Third Street was sold by Gpatti Development, LLC to Greenhurst Development, LLC for $1,050,000.

Finally, the unused factory at 2148 Allen St. Ext., Ellicott sold for $1 million. Power Drives, Inc. had operated there until 2016. It appears a new business is operating there. A ribbon-cutting ceremony is set for Thursday, March 26 for Famous Supply of Jamestown, which began operations last month. According to the company website, Famous specializes in HVAC, plumbing, industrial, building products, and training. They sell into the residential, commercial and industrial market segments for new construction, replacement, repair, remodel, parts and service.

MULTIPLE ADDRESSES

The four remaining million dollar sales were purchases of non-commercial property with addresses that were not contiguous. Two sales remained in the same community, while the other two crossed municipal lines.

Nine primarily vacant parcels on Rt. 60, Stockton, two of which are in the village of Cassadaga, and one parcel in Charlotte were sold for $1.5 million. The two parcels in the village of Cassadaga total 11 acres, the seven parcels in the town of Stockton total 637 acres, and the parcel in Charlotte is 12 acres.

9247 Ravlin Hill Road, two parcels on Ravlin Hill Road, and one parcel on Bush Road, French Creek were sold for $1,472,000. The three parcels without addresses are labeled as field crop and vacant farmland.

There were 21 addresses in Jamestown and one address in Lakewood that were sold in a single transaction for $1.4 million. In Jamestown, three addresses were on Lakeview Avenue, two were on Prendergast Avenue, two were on Hallock Street, and there was one address on each of the following roads: Elmcrest Avenue, Prospect Street, Price Street, Park Street, East Virginia Boulevard, Broadhead Avenue, Fullerton Avenue, Buffalo Street, Walnut Street, Newland Avenue, Fairmount Avenue, Thayer Street, and Front Street. In Lakewood, the one address was on Elmcrest Avenue.

There were two college rental properties in Fredonia that were sold. 9 Forbes Place and 185 Central Ave. were purchased together for $1,050,000. These appear to be converted residences that now have a sign labeling them as student housing.

SALES BY MUNICIPALITY

Combining the million dollar sales of commercial, private, and multiple address properties, there were 13 in the town of Chautauqua (10 of which were in Chautauqua Institution); six in the town of Ellery (two in the village of Bemus Point); four in the town of Pomfret (three in the village of Fredonia); two in the town of Busti (both in the village of Lakewood); two in the town of Ellicott; one in the city of Jamestown; one in the town of French Creek; one in the town of North Harmony; one in the town of Mina; and three that were in multiple municipalities (Jamestown and Lakewood, Ellicott and Dunkirk city, and Stockton and Charlotte).
