Village excited about Silver Creek Senior Housing

SILVER CREEK -- For many years, whenever the site of the former Silver Creek School building on Main Street was mentioned at a Village Board meeting, it came with frustration. The site deteriorated for decades and became an eyesore for all who lived in the village.

Now, that site is home to Silver Creek Senior Housing, and with it comes optimism and pride in the village. Park Grove Realty and Southern Tier Environments for Living (STEL) have brought the project to life.

After touring the facility herself, Mayor Kathy Tampio had nothing but good things to say about the new facility as it prepares to open its doors in the coming weeks.

"It is a beautiful facility. They have done a wonderful job," Tampio said, noting the landscaping outside of the facility, as well as architectural aspects including the preservation of the old school sign in the courtyard, in what she called "a special place of prominence."

Silver Creek Senior Housing is a senior community that features 54 one- and two-bedroom apartment homes for individuals and families aged 62 and older. Tampio was told there were 113 applicants for Silver Creek Senior Housing, more than twice as many applicants as there are units.

Because there were more applications than units, a housing lottery will determine who calls Silver Creek Senior Housing their new home. It comes as no surprise that the demand was so high, as the need for affordable senior living has been well documented by community members for many years.

Trustee Sandra Lindstrom recently met with residents from Fredonia who admired the facility. They told her how impressed they were with the project and how much they wished they had a facility like that where they live.

The old Main Street school building was demolished in late spring of 2025. Construction continued all throughout the past year, even through the winter. Now, the facility will be open within weeks. Some of the apartments are nearly finished, with others at various stages of completion.

"They are coming along. They have a lot of things on their punch list to complete," Tampio said.

People Inc. will manage the facility as it welcomes residents to their new home, likely before the holiday season. The project received approval from the New York State Homes and Community Renewal agency, and received a conditional award from the New York State Department of Health.

The facility provides affordable, low-income housing for seniors, with rent varying from as low as $440 per month to $1,130 per month, based on size and household income. Rent also includes water, sewer, trash, and high-speed internet. There are four mobility units and two vision/hearing units available. All units are adaptable to be wheelchair accessible.

According to the facility's official listings on parkgrovellc.com, each apartment offers an open-concept floor plan with spacious kitchens and bathrooms, along with stainless steel appliances and vinyl plank flooring. On-site amenities include professional management offices, a community room, fitness center, laundry facilities, and an outdoor seating and recreation area.

"I'm looking forward to people actually being able to live there," Tampio said.
