County sees 23 sales hit $1M, Tanglewood Manor tops list

Chautauqua County had 23 sales in 2022 that were $1 million or higher.

The Post-Journal and OBSERVER have been analyzing real estate sales in the county.

Of the 23 sales over $1 million, two of them were private residences – one in Chautauqua Institution and one in the town of Ellery.

Of the remaining 21 sales, five were of multiple addresses, and 16 were single business locations.

The two highest sales were nursing home purchases – Tanglewood Manor and Frewsburg Rest Home – by the same company.

One of the business sales – Ring Precision – happened twice. It was originally purchased in February by one company for around $1.3 million and sold again in August for around $3 million.

Some of the sales have not had any new development announced. That’s the case for the former Rite Aid building in Jamestown, the former Valu Home Center in Lakewood and the former Chautauqua Point Golf Course.

In one sale, a new developer has been identified for the former Acu-Rite building. Electrovaya plans to employ 250 people producing lithium-ion batteries for its e-forklifts, e-trucks, e-robots, e-buses and more at 1 Precision Way, Ellicott, but the project has not yet been finalized.

Some of the sales took place but no changes in operations at the business were announced. That was the case at the Chautauqua Mall, Rand Machine Products, Ring Precision, KFC in Lakewood, Silver Creek’s Maple Garden Apartments, and Store-N-Lock in Celoron.

Two of the sales have new development, one of which is finished and the other appears to be on its way. The former Petri Baking Company in Silver Creek is now being operated as Dave’s Christmas Wonderland in the village. In Lakewood, Blue Buffalo Car Wash is advertising on Facebook that it will soon begin construction at the former Larry Spacc Lakewood Resale location.

The full list of million dollar sales, ranked from highest to lowest, are as follows:

In September, NTF Properties LLC of Bonita Springs, Fla. sold 560 Fairmount Ave., Ellicott to Jamestown Property Holdings LLC, HF Devoe Holding LLC, RF Greene Holding LLC and RF Melrose Holding LLC for $23.9 million. This is the address of Tanglewood Manor. In a separate sale but on the same date, the same company sold 106 West Main St., Frewsburg, town of Carroll, to the same group for $7.5 million. This is the address for Frewsburg Rest Home. Although this was not included in the county’s 23 million dollar sales, Tanglewood Manor Inc. of Jamestown sold 33, 35 and 37 Gifford Ave., Ellicott, to the same group for $999,900.

In December, Lynn Development Inc. of Jamestown sold 2636 S. Work St., Ellicott to Falconer BDS, LLC of Great Neck, NY for $7.35 million. The 401,000-square-foot industrial building is considered a multi-tenant building with two anchor tenants, Orbis Corporation and Keywell Metals. The property is also occupied by multiple smaller tenants

In September, Chautauqua Mall LLC of Columbus, Ohio sold 318 East Fairmount Ave., Lakewood, to Chautauqua Mall Realty Holdings, LLC of Great Neck, NY for $6 million. The Chautauqua Mall website lists Kohan Retail Investment Group as the new owner.

In May, Sustainable Energy Jamestown LLC of Mississauga, Ontario, Canada of 1 Precision Way, Ellicott for $5 million. The property was sold by Heidenhain Corp., a foreign business corporation authorized to conduct business in New York state, as successor by merger of Acu-Rite Companies, Inc. and Acu-Rite Incorporated with an office in Lisle, Illinois.

In June, LRC Revocable Trust of Nashville, Tenn. purchased 76 North Lake Drive, Chautauqua Institution for $4,999,999. This was the highest single residence sale in 2022.

In August, High Acres-Fairdale II LLC of Akron, Ohio sold four parcels in the town of Ellery and one parcel in the village of Lakewood for $4,003,000.

In April, Shults Real Estate LLC of Lakewood sold seven parcels in the city of Jamestown to Tte Realty LLC of Lakewood for $4 million. The parcels were located on Washington Street and Fluvanna Avenue, which are Shults properties.

In February, Budget Rental Units LLC of Grand Island sold 101 Lakeview Ave., 401 W. Fourth St., 305-307 E. Fifth St., 309-311 Jefferson St. and 18 E. Sixth St. all in Jamestown to 3644 Holdings, LLC, of Gowanda for $3.8 million.

In January, the Chagrin Land Limited Partnership, located in Pepper Pike, Ohio, sold 14 properties in 10 different towns to Picus Silva, Inc. The locations were in Arkwright, Carroll, Charlotte, three in Cherry Creek, Ellington, French Creek, Gerry, two in North Harmony, two in Ripley, and Villenova.

In December, KGPHJ LLC of Falconer sold 2072 Allen St. Ext., Falconer to Ohio NSD LLC of Calabasas, Calif. for $3.4 million. This is the location of Rand Machine Products.

In August, Juniper Ring Acquisitions LLC of Closter, NJ sold 2980 Turner Road, Ellicott to MDV Upstate NY LLC of Newport Beach, California for $3,020,474. That is the location of Ring Precision.

Six months earlier, Juniper Ring purchased this facility for $1,340,000 from PMT Group Inc. of Bridgeport, Conn., formerly known as The Producto Machine Company.

In April, Orion Development RA XXXI, LLC of Weirton, WV sold 811 N. Main St., Jamestown to OFP Wagradol NY, LLC of Bloomfield Hills, Michigan for $2,948,763. This is the address of the former Rite Aid Pharmacy.

In December, Valport Properties LLC of Buffalo sold 280 Fairmount Ave. Lakewood to McFadden Fairmount Properties LLC of Angola for $2.9 million. This is the location of the former Valu Home Center.

In August, Workman Three LLC sold 270 E. Fairmount Ave., Lakewood to the Delia Netto Family Endowment Trust for $2,565,484. This is the location of KFC Restaurant.

In October, 48 Main Street Associates LLC of Williamsville sold 48 Main St., Silver Creek to 48 Main St Silver Creek LLC of Lancaster for $1,710,000. This is the address of Mapleview Garden Apartments.

In October, 4431 Lakeside Drive, Ellery, a 2,790 square foot residence on 1.47 acre lot, on Chautauqua Lake, sold for $1.7 million.

In January, Gary’s Garage LLC, sold four parcels in Jamestown on Foote Avenue and 177 North Pearl St., Frewsburg to Gerber Real Estate, Inc. for $1.4 million.

In September, Lawrence and Daryl Spacciapolli sold 373 Fairmount Ave., Lakewood, to JSEK West Seneca, LLC of Elma, NY for $1.3 million. This is the location of the former Larry Spacc Lakewood Resale and is proposed to have a Blue Buffalo Car Wash at that address.

In February, Camelot Golf, Inc. of Mayville sold 5621 East Lake Road and 5710 East Lake Road, Dewittville to Chautauqua Lake Development, LLC of Springville for $1,010,000. That is the address of Chautauqua Point Golf Course.

In May, Silver Creek Partners LLC of North Collins sold 13 parcels on Main Street and Central Avenue, Silver Creek to Xmas Dave, LLC of Cheektowaga for $1 million. This is the site of the former Petri Bakery.

In March, Ryan Patti sold 338, 378 and 475 E. Livingston Avenue, Celoron to Store-N-Lock of Jamestown, LLC of Jamestown for $1 million. Patti is listed at the company president of Store-N-Lock.
