A former Cliffstar office building and a closed Fredonia area restaurant were among the sales that occurred in the last half of August.

The OBSERVER and Post-Journal have been analyzing real estate transactions recorded in Chautauqua County and recently looked at the sales from Aug. 16-31.

During that time period, the County of Chautauqua Industrial Development Agency purchased 440 S. Roberts Road, Dunkirk from Refresco Beverages US Inc. of Tampa, Fl. for $275,000. The building was the location of the Cliffstar Product Development and Research Center.

Cliffstar was purchased by Cott Beverages in 2010. Cott was purchased by Refresco in 2017.

After the county IDA purchased the building, it sold it to 440 Roberts Road LLC for the same price.

According to county IDA Chief Executive Officer Mark Geise, the property was purchased and later sold so an access road can be built to the freezer plant. He added that no definitive plans have been made for the building.

In a separate sale, Scott and Craig Aldrich sold 10158 Rt. 60, Pomfret to Walnut Tree Park Corp. of Sinclairville for $50,000. This is the location of the former Aldrich Beef and Ice Cream Parlor, which closed in 2007.

The restaurant had been run by Scott Aldrich who passed away on Dec. 5 at the age of 72.

His obituary noted that he used his dry and witty humor to launch his one-day-only special April Fools Day ice cream flavors. “For 23 years, he created a media frenzy with crazy flavors such as ‘beef gravy,’ ‘chocolate spaghetti,’ ‘bacon and eggs,’ and ‘chicken wing’ ice cream. It became a special tradition in the Aldrich family, with lines out the door of customers waiting all day long to sample that year’s flavor. He, along with his daughter Julia, were interviewed by radio, TV, and newspaper outlets from all over the country and world, even the Johnny Carson show with Jay Leno featuring some of his wacky creations,” his obituary stated.

No announcements have been made regarding the property.

MILLION DOLLAR SALES

There were three sales that were in the multi-million dollar range.

High Acres-Fairdale II LLC of Akron, Ohio sold four parcels in the town of Ellery and one parcel in the village of Lakewood for $4,003,000. The purchaser of the property was High Acres MHP, LLC, part of The BoaVida Group of Sacramento, Calif. According to the county’s GIS maps, the parcel in Lakewood is near Fairdale Avenue. The four parcels in Ellery are west of Dutch Hollow Road, near I-86. There’s a number of smaller roads in that area including Pine, First, Second, Third and Fourth streets, High Acres, Lakeview Avenue, and Terrace Lane.

Juniper Ring Acquisitions LLC of Closter, NJ sold 2980 Turner Road, Ellicott to MDV Upstate NY LLC of Newport Beach, California for $3,020,474. That is the location of Ring Precision. Six months earlier, Juniper Ring purchased this facility for $1,340,000 from PMT Group Inc. of Bridgeport, Conn., formerly known as The Producto Machine Company.

Workman Three LLC sold 270 E. Fairmount Ave., Lakewood to the Delia Netto Family Endowment Trust for $2,565,484. This is the location of KFC Restaurant.

From Aug. 16-31, there were an additional 20 sales that were $250,000 or higher. Seven were in the town of Busti (three in the village of Lakewood), six were in the town of Ellery (one in the village of Bemus Point), two were in the town of Ellicott, two were in the town of Chautauqua (one in Chautauqua Institution), one sale in the city of Jamestown, one sale in the city of Dunkirk, and one sale in each of the towns of Ellington, North Harmony, Hanover and Westfield.
